I had learned how to sell options, how to remodel my house, how  to day trade, how to start a self directed ira, I started a Physical Therapy clinic, mined bitcoin, made a few websites, I think I may have even learned how to raise chickens/honeybees/ and grow organic vegetables. 

@Catherine AngleI'd say my biggest frustration is either being lied to by tenants/contractors/potential tenants..You clearly state on the application you don't have an eviction, you tell me directly no evictions, but the court system says you have one?!    

Most (not all) wholesalers either have no clue how to evaluate a rehab budget or an ARV or outright lie about it.

That way they don't have to make up some lie regarding the need to break their lease.Gail

If you lie to them that you want the property back because you are selling the property, but in fact you are not selling the property.

She has 4 kids and a husband which she may be divorcing (i think she is lying because he wasn't on the lease before, but we enforced he be put on the new lease).

My confusion lies in the fact I am paying very little for land cost and will still have to wait 5+ years to have equity....
