Most will learn to live with it.. rents can be raised 10% a year and rents especially in Roseburg will tend to be fairly static no way they would go up 10% a year.. or maybe its 7% plus CPI.. were it affects things is in noticing and a few other areas..

I'm uncertain what that would be as far as a commercial renovation cost.I appreciate your input and have really brushed this aside as I've found better deals but it might be worth a second look if I can get some appeal to it.Good thinking and thank you for the great idea,

These repairs cost a static amount independent of the income of a property.The % may have some merit when initially vetting a deal, but it should get much more specific to the property during due diligence.

People ALWAYS brush websites off...

but yes I think the note business is run from a static location or where ever you are in the world at the time. its when you have to take a property back that things can get dicey and the real work begins..

It has trees and brush all over.

You hire a guy, tell him to paint and he uses a 9 inch roller (should be 18 inches) and a 2 inch brush (should be 3 inches).

Write that list in Sharpie on your bathroom mirror so you have to look at it every day when you brush your teeth.

I still need a little brush up on evaluating a owner occupied deal as well to make sure we don't simply go off how it looks, but since we will have to live there for a while would you recommend looking for a fixer upper.
