@Samson Hall I agree with some of the concerns that Jonathan has brought up.

I'm working with a new investor friendly agent who has brought now 3 properties that were are found to be money pits upon inspection.

Since we purchased it, we brought power back to the property currently set up as 2 RV hookups and additional outlets on a backer board (for a total of 200-amp service), had an RV pad and driveway put in, and had the developed year-round spring well brought back online - there will be a pump house built near the backer board this Spring (1st photo).

That is a perfect question that was not brought up.

If someone has a general grasp of such matters or can be brought up to speed quickly, I might take them to the range, let them hold the Uzi while my hand is firmly grasping it at all times to teach them how to use it.

I've been investing in real estate for over 30 years, brought and sold a dozen or more properties, and in the last 10 years been semiretired as a real estate professional.Much of what my wife and I have learned has been through the school of hard knocks.

In the event of a claim, the deed holder (you personally) and the business will both be brought in as claimnants.
