Thank you cinder block walls : )So my question is, how do I know if the insurance company is essentially screwing me on the repair costs?

@Andrea Evans - Chicago is truly block by block, yet also has a population the size of Boston, Denver, Milwaukee and Nashville combined.

I don't want to go to a company like h&r block, but none of the indie people have reviews or reputations. 

Although most are C-Class they're always the nicest properties on the block and I put a lot of the other landlords to shame.

The city is extremely block-by-block and difficult to analyze unless you understand the landscape.I have some tenants on government programs, yes, but not most.Detroit is a cash heavy market for sure.

Our first three years were fun and successful, this year has been a drain.  

I am wanting to sell all my stocks and just take the cash since I don't want to drain the majority of my savings/checking purchasing real estate and have most of my money in stocks.

We own a single family house on the same road, just 4 blocks away in this same form district that is on pace to earn us $35,000 after expenses in 2024, so am confident this duplex would perform well also.

Plumbing- corroded cast iron drain lines, corroded copper piping that leaks, sink trap leaks, sink popup ups that are non-functional.

Areas tend to get blocked when a driver gets robbed or something of the sort.
