While the markets I have chosen may not have as much rent growth or cap rate compression as other top growth markets, I believe the lack of competition makes up for that.Just as investing in the stock market, or bitcoin, or anything, you want to be ahead of the heard as best as possible.

Those that claim anonymity - my guess is they want to be like celebrities - I have worked for several billionaires and many who are super wealthy - none go through any type of anonymity -only ones I know have been athletes and celebrities, oh and one women who I can see why as she was a Rockefeller.

That sounds like a bit of a stretch @Jerryll Noorden  If you're consistently getting properties at 10% ARV, why are you wasting time on BP, you should be a billionaire by now. 

Lending is maximized up to 50,000,000$ I've never seen a SFH sell for that much except for maybe a Condo in Billionaires Block in NYC.
