Our hypothesis was that by having the highest-reviewed properties, everything in the business would become easier.Paid Cleaners Well: Cleanliness was the biggest factor impacting reviews, so we decided not to take any chances.

And they wouldn't do it for us as owner occupants because our revenue comes from selling houses (hell - we're a general contractor - thats how we make our money) which was strange but its their rules.

Hey @David Griffin - this is literally the biggest issue landlords worry about when taking on section 8 tenants. 

The single biggest thing that I've probably learned about students so far is that they're not price sensitive, mostly because they're not paying for it.

Would love to discuss and try to navigate it. 

We want to highest amount of revenue (rents and property value - for appreciation and de-leveraging), with the least amount of tenants.Also with SF lawn and snow are done by the tenant.

The biggest thing to consider is 85% of all people who take out a Heloc will eventually do a cash out refinance in 3 years to consolidate it anyways.

The biggest Brokerages in Waco seem to be Kelly and Magnolia.
