Investing as a limited partner/ passive investor is a somewhat risky endeavor whether it in private placement or in the public markets.  

For one, if you have any properties with conventional loans on them, this makes things much more complicated and severely limits your ability to limit your liabilities.

. - Many of the Renter's Insurance policies do offer limited damage protection to owner, so it may be a good business decision for an owner to pay while tenant being evicted.Property managers CANNOT get liability insurance on a property they have no ownership interest in.

If this is a bonus that's coming soon, the timing could really limit the number of moves you can realistically make between now and Dec 31st to mitigate taxes. 

Maybe if you only have one note in one LLC, it won't be as detrimental but there's still liability there.When investing as a limited partner in a fund, you are protected from the above.

In Metro Detroit area, police will not remove these types of occupants (they are afraid of scamming landlord having police remove legal tenants), calling them a "civil matter" forcing landlord to start court eviction process. thats a good question Drew.. but I bet if the police are aloud just a little bit of fact checking and do police work they can determine the fraud very quickly..
