In Montreal there are still areas where you can bet on appreciation, but it will be harder to have a good cash flow. 

Telling them what to do is a deep legal battle which noone wants to touch, you can't really prove it, if you're not monitoring them by the minute/hour, then I don't believe it is solid, safe bet on that is give them a clear and detailed scope as part of the contract (no employer-employee engagement there yet), and then monitor progress, everything you don't like, you issue a correction notice.

We're looking for C or better neighborhoods.  

Hi @Reen Wade @Hervic Almonte and @Kristina Bynum   I'm looking at a few small SFRs in Macon and would love to hear any thoughts you have about the area, crime in the area, whether an investment in a C or D class neighborhood there makes sense, who to use as a property manager, etc.  

If it is a "C" or "D" neighborhood, you have a much higher chance of getting those low quality applicants.

I've read a few positive things about the future but don't want to be invested in a Class C or B property that may turn sour 18 -24 months from today.

For single family in C or better areas you’re going to be around 40-50k.

C or S Corporations are very problematic when dealing in 1031 Exchanges.Also, the swap and drop/drop and swap strategies mentioned generally only apply to entities that are taxed as partnerships and are much riskier than they used to be.

I'm sure it will be $5 per gal in California ... it probably already is $5 in Hawai'i.I would take the "short" bet on the National Avg hitting $5 for more than 2 weeks this year ... but I would not bet much.
