There isn't much cash flow in Bucks County PA from what I see and some of the fringe areas have a flat population with little growth.

I agree with not having a crystal ball, we are looking at current net cash-flow and not baking on appreciation or rent increase (which is likely to happen over the long-term).

G'Day Amirra,Yep, pretty standard is 1 months rent.A new twist to traditional property management fee's that I like and that we implemented is a flat monthly fee (Like an insurance policy per se) and that covers no tenant placement fee, no maintenance up-charge, no lease renewal fee, no eviction up charge.Makes the fee structure "cleaner" and easier to understand as PM's usually have a lot of hidden junk fee's, etc...Thanks and much success

Maybe you can find a flat piece of land and develop a truck and recreational lot for the HOA communities that don’t allow 18 wheelers or RVs to be parked within the community.
