basically, what i'm looking for is a direct mail solution that sort of works like an email autoresponder (getresponse, mailchimp, etc). i plug the names in once with a start date, and the software knows....for List A...here are the 6 postcards that will be sent out over the next 4 months at the following interval.Next List...lets say...the estates from the week ending 10/12...they get uploaded and the software is going to automatically move them through the progression of sending out mail.If they contact me or need removed....it simply locates them and removes them from the mailing series wherever they may be.

Llewelyn, excellent feedback and I should have included your first comment as a 3rd caveat; "I would add to your requirements that the Investor does NOT need the cash flow" - which I meant to say.People automatically surmise that zero cashflow for the time being translates to speculation.  

Just like you didn't automatically become Popeye when you ate spinach, you don't automatically become a successful investor when drop money into a Fundrise campaign.

The property has around-the-clock camera surveillance and automatic gates as well.

In rent control areas you must automatically apply annual rent increases to the maximum limit allowed and you can not have tenants stay longer than 2-3 years max.

So on net, we are seeing profits of $2400 / month between both units.We implemented as much automation as we could (without seeming like robots). 

I was considering a property manager but I really don't know if it's necessary  as long as I could set up some sort of automatic payments with the tenants.. 

@Christian Nachtrieb I don't do the collecting, However all of my properties that require an HOA payment collect from me either via an Automatic withdrawal (ACH) on the 1st business day of the month, or I personally do a monthly electronic transfer into the HOA bank account.
