Amend the lease next time to charge the water back to the tenants.  

If we just let profits roll through our Flipping LLC, we’d have to state the profit sharing in the operating agreement / amendments, and make a new amendment / resolution every time we want to share profit differently.I like this setup, and it doesn’t seem to require any extra work.

Also I believe the legislature amended the law later to create a "soft" exemption for people who originates less than four mortgage loans a year.

I'd reduce the rent, and make an amendment that specifically states the move out date of the end of May and make it clear that you will not extend the lease at this rate any longer.

They are saying we may need a new TIN or amended paperwork from the IRS showing our names as members associated with the existing TIN.Everybody is closed today because of the extended holiday weekend so I figured I check on here so I know how to proceed on Monday. 

You will want to check local law, but in my jurisdiction an UNLICENSED person CAN do the following:  Delivering a lease application, a lease, or any amendment thereof to any person;Receiving a lease application, lease, or amendment thereof, a security deposit, rental payment, or any related payment for delivery to and made payable to the real estate firm or owner;Showing a rental unit to any person, or executing leases or rental agreements, and the employee or retainee is acting under the direct instruction of the owner or designated or managing brokerProviding information about a rental unit, a lease, an application for lease, or a security deposit and rental amounts to any prospective tenant; orAssisting in the performance of property management functions by carrying out administrative, clerical, financial, or maintenance tasks.The key is in how the money is handled. 

@John SuralikYou would need to execute an Amendment to the Lease which removed one of the original signatories.  

If you are referring to non-custodial account for your 401k Trust and wish to switch the company providing you with the documents and support for your plan - your existing plan must be amended and re-stated.

If I need to change a term like rent amount, there is a one page amendment I can fill out.1/2 rent for renewing a tenant seems a bit much.
