As long as you can document the family members have paid the payment for 12 months through 12 months of cancelled checks or ACH payments etc you can potentially remove that monthly payment from hitting your debt ratios. 

If you're wanting them to pay online, have them use an ACH. 

I have a special connection with MGH, having had my first research and healthcare role in the mid-1990's, to having multiple family members receive world-class medicine for serious illnesses. 

After the initial fees are paid they will pay through direct deposit (ACH). 

I wish I knew about Bigger Pockets years ago, they would have saved me a lot of money and a few head aches. 

Partially for this reason we don't accept personal checks or ACH/credit transactions, too much risk it will be reversed due to the class of tenant we deal with.

@Michael HenryI find the first 30-90 days after you close is all about finding those little “aches and pains” and getting them fixed.

Is this done through ACH wire?
