Those that get investors involved at 100% rarely understand the risks for an investor, like what happens if you get hit by a bus (?)

Damages due to abuse or negligence is another story. 

I think the Aguaya case is an extreme example of attempts to abuse both the spirit if the law as well as living, breathing persons who were cheated.

One of our tenants doesn't have a car and takes a bus to work.

Look at Armando Montelongo -- he was on "Flip this House", severed business with his brother, then went on to become a "guru" who charges $25K for a bus tour.

Plenty of laughs when that starts being abused.

The center of the house had fallen in on itself and virtually everything was oozing and decaying front wood rot, termite damage, water damage, copper theft, and virtually every other form of abuse a house can possibly be subjected to.

An abusive tenant is always fun.Emotional problems associated with the property such as divorce or death (inheritance).Did I miss anything?

Thanks Account Closedif only you knew how many times I submitted low ball offers and would get abused by realtors and sellers only for them to come back 2 months later saying "is your initial offer still on the table?"
