I also recommend signing up and paying for a site called rank breeze.

Get architect into the house when you are in escrow, get all drawings and site visit done while in escrow along with prep to submit once you close 2.

Look for areas that are going to generate a lot of visits year round.

We work with a lot of relocation clients and when I ask many of them say, they had no idea, but they visited a while ago and really liked it.. 450k is about the most you can spend on a duplex here.

@Justin Boyd just saw the location on this, I'm somewhat familiar with that market, we do quite a few retail deals in CLE and the surrounding areas, I'd be happy to give you an opinion on the site if its helpful.  

I haven't advertised a rental on Craigslist since 2010 and it was full of scammers and other problems back then.It's hard to believe that site ever survived.

For example, when most of my development clients started building their portfolios, they picked up properties in areas where at least 1 of 3 things was almost always present: 1) They currently or have previously lived in the area, 2) they have family or friends that attend religious services in the area, or 3) they regularly visit family or friends that live in the area.

Jake and Gino have one you can download from their site, but it wasn't like the pitch decks I've seen for non-real estate investments; it's a little cartoonish and didn't make me want to become an investor with them.
