Morning everyone,I just finished Brandon Turner's book, "The book on investing in real estate with no (and low) money down. 

Don, you're killin' me man......I woke up this morning thinkin' - I gotta stop this from happening...every warning sign I've ever seen is there....OMG somebody stop this.... :-) :-) :-)

And the soft costs can easily pass 100K before your project even starts.

Stopped in this morning.

Some of my best strategies have been:- Home Depot parking lot early in the morning- new subdivisions, new trades on display every day- local REIA clubs

You are hurting other investors and values in your area being soft on them.

Both of this will likely require real time conversations which will be difficult from India3) Maintenance when tenants are staying - I feel less worried about this as I can have the tenant coordinate with my chosen vendor (that I already have or can potentially find from India by talking to them on phone at night time in India / morning in the US).
