Arthur,  I did that exercise using Excel's Solver. 

Once you've shortlisted potential properties, research local zoning regulations and schedule physical viewings to confirm modification potential and overall condition, considering bringing along a contractor for a preliminary assessment of conversion feasibility.

Or do we get through that quick and into more advanced exercises for the majority of the course like practicing deal analysis, running numbers, finding/managing/contracting with contractors, corporate structure, etc?  

However in the past I've done the majority of the physical labor and have grown weary of this part of the process. 

Than I will drive the neighborhood and find physically distressed properties.

Now can we mute the physical spam in the mail also??

All in all, I have found travel medical professionals (not just nurses - think x-ray technicians, physical therapists, occupational therapists, etc) to be great guests who cause no issues and always pay on time and often extend their contracts and thus, their leases.

No doubt..100% equity in a cashflow plan backed by physical structures or assets is hard to beat.
