I've heard the crime is a little high in places like Madison, or areas north of Nashville, is this accurate?

I live in the Boston area and I'm evaluating a property in Madison New Hampshire for a short term/vacation rental property. 

I feel in a competitive market, a solid financing contingency (pre approved, conventional, 20% down, maybe say you'll pay some gap if appraisal comes in low are all in play in the Madison, WI market) would be better received than a home sale contingency. 

Given the unexpected gap in my Marine Corp training, I work at Big Sky Resort a as a ski and snowboard instructor at the Madison Base.
