You say you want to bring people down to earth as justification for your negativity but you really don’t understand the culture of BiggerPockets. 

There are a lot of cultural nuances that would come into play as well.  

My current tenants prefer to pay in person, which I hear is a cultural thing in the hispanic community.However, I recently came across a gentleman starting a new cloud service that is appealing: Turbo Tenant is free for the landlord to set up, and there are features for vetting applicants as well as receiving online payments (http://www.turbotenant.com/#free-landlord-software) This guy's claim is that most tenants would prefer to pay online.

You can make it work here, just need to be creative and willing to forego the cultural standards of instant gratification.

Maybe it's the way that the housing authority in our area works or our local culture but it seems that the vast majority of the applicants that we get who are on public assistance almost always fail to disclose that their spouse or significant other will be living with them and we generally find out that they aren't being truthful during the screening process.Our application process is straight forward; all adults (18 or over) who will be living at the property must fill out an application and be on the lease.
