My thoughts right now are:- $700-900 per month in cash flow is outstanding- $67k to get into the deal is a lot, but it would garner ~$100k in equity- I'm split between keeping the killer loan rate and using the property for cash flow, potentially flipping the property, or actually moving into the property myself (coincidence here, but decent timing/location for a possible move for me)I'd love to hear some thoughts on this.....good, bad, ugly or whatever.

I had never dealt with a bank and never really bother overly much with inspections, well crash courses were about to start.So I knew I had about 200k in equity in my SFR @ 80% value.

The claim to collect, if necessary, would be based in equity... the vendor provided a service that benefited you, the property owner.Check your agreement with the seller.

But if you do that, you need to be extra careful to get very good deals so you're built-in equity protects you from downturns and you don't get overleveraged.

I ran the number on the calculator on bigger pockets here, and can add that info if needed.The other option is to prepare my current house for sale for probably 15K I could sell it for 169K, and I would owe probably 116K by the time I sold it, I would have 53K in equity before I paid closing costs.

Of course it's good if you can have built in equity up front, but not everyone can get that and for the long term buy and hold investor that becomes less important.
