We are sitting on golden assets that a lot of folks want to own but can't due to its barrier of entry.

You should be following the golden rule ... he who holds the gold rules, not he who receives the gold rules.You pretty much can't get ripped off if you have a well secured loan with title insurance. 

There aren't many SFR in this particular square mile (the assessor called it the Golden Triangle) so when they pop up, they go fast. 

I personally invest in the west metro (Crystal, Robbinsdale,  Golden Valley, BP, BC, New Hope, MG, Plymouth and some parts of MPLS).

., happens in business all the time.In corporate america, it is not unusual for a fortune 500 company to have 600-700 entities across the globe for various reasons (taxes, regulatory and liability being the main ones).My "other job" is flipping companies, in a sense, and this structure is common, especially for partnerships with other investors.Commercial RE ($10MM+) is also conducted in a similar fashion.In fact, this is the norm outside of individual investing.You can always get a second opinion from another lawyer and CPA to see if it makes sense for your situation.
