Individual taxpayers who are not engaged in a trade or business but are investigating the potential creation of a new business should consider forming an S corporation to facilitate and conduct all the activities related to the investigation.

Otherwise, going from one to the other (walking home from work, then armchair in the evening) is awkward and time-consuming.Please investigate what it would take to add this feature to all Bigger Pockets books that include both audio and e-text editions! 

In fact, I am a little embarrassed to not have investigated further.

I do my online investigative work to find out about the sellers, taxes, portfolio, age, social media, courts, etc.

As for fees etc, there is a small ACH fee each month for the bank transfer of the payment I receive each month.Basically there is a waiting list of investors and as notes come up, clients are contacted about the note and they have a few days to do some due diligence about the market/property/management and purchase or decline the noteIf there are any issues with payments, foreclousures etc etc, the company handles it allAgain, I'm very early in my investigation of this avenue of investing, but that's my understanding as of right now

(If it was a violent death or drug related they might need to do forensics).

(I'm not an attorney so I'm just raising an issue you may want to discuss with an actual attorney, but you may find this series of videos on wholesaling which was made by an attorney in Ohio to possibly be applicable to your situation.)In general I'm much more in favor of spending time to build relationships with a smaller number of buyers you've met with a few times and vetted a bit, instead of doing a mass mailing campaign - the "rifle" approach rather than the "shotgun".If you decide that's something you want to investigate, you could contact active people here on BP and/or go to your local real estate investment group such as RIREIG in RI or Black Diamond REI in Mass to start building relationships.Good luck and let us know how it turns out of course!
