Right now, you're basically trying to select a college for your future child before the child is even conceived.

If I have to pay for a child's college tuition bill of $50,000 I can't do that with the equity, I'd have to convert that equity to cash.

Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

I have an inquiry from a fourth year college student who has an interest in renting our ADU from June to Sep.  

Abilene is a college town with 3 private colleges (plus community colleges). 

Long-term rent by the room is good in a college area, but will have more wear and tear and maintenance requests if all college students.

Focus on paying off 2 rental properties this year and another 2 next year so that my hubby can retire at the end of 2024 with enough CF to do whatever he wants after working so hard his entire life from teenage onward until now where kids are only semi-launched (still in college).
