It's simply market timing and it always gives greater respect to one party over another.Remember, don't take it personally if your terms are rejected...it's a business decision by the seller not a personal attack on you or your character.

If you did, you can probably get them to waive any reserve requirements for the one you're living in.The other way to attack it is patience.
