We have done loans with really poor credit but assets had equity and a PG from borrower who may have other assets as well.

I've been analyzing a few properties every day, but I can never seem to find a property that will get me above the 2% test (Turner: The Book on Rental Property Investing, pg. 124). 

I live in the lower mainland and had never been up in PG....until last week when i flew up to check out the city and look at a bunch of listings I flagged.

Pg. 126-129 address the housing strategy but the entire document is very important to understand if you are investing or looking to invest in this university town.

It's pretty unrealistic budget for a property that can be rehabbed and force value into.We have an off market property in PG county now as an example thats $350k, but it needs a $150k renovation budget.

Our loans are closed in an LLC but we still require the majority owner to give the PG and undergo a credit and background analysis. 

I have 3 credit cards, Capital One $3500, Chase $2000 and my business credit card with Navy Federal $15,000 (PG).

P.G. and Baltimore City are the two hottest investor markets in the region, but PG rents are more than double what you'll get in Baltimore City.  

How can you find out if the property is vacant  from other Tax Leins Auctions in Maryland (PG, St Marys, and others)?
