I bought 4  three bed properties in Kansas City in 2011 for $160k.

@Mike Grudzien @Tim Delaney do you guys think it'd be worth joining a credit union in the city I used to live just to get the rate even if I'm out of state now, will they still give a better rate? 

What they do not know is the city, state, and your locations that you want to target.

Each property comes with its own set of risks and every investor must understand those risks and do the minimum - get 3rd party inspections, 3rd party appraisals, verify rents, jobs  and crime rates at city-data.com - before buying.

You can also appeal directly with the local tax assessor office in your city.

Does anybody have experience with that country and where is a good place to purchase, preferably out of city?

SB9 was state-wide, so it's up to cities to implement.

@James Wise it was always illegal, it's the DAs refusal to prosecute and the LE refusal to enforce is what brough this retail apocalypse on CA cities... 

@Bob Asad I have rentals in a city that requires separate accounts for deposits.

If I google his name just right, with the city he was from, there's the newspaper articles too.
