looking at the news I can see why someone would not want to drive to FLA now.. it is more than afternoon thunderstorms.. and sounds like travel insurance ( which I did not know you can get for airbnbs ) would be wise if its a big price for the stay.. 

Get to know the area you want to invest in based on your target market (to be determined by you) What will that amount of money get you down payment wise and if it fits the niche you have decided is right for you.

Typically from what I have seen in Florida, it doesn't translate value / appraisal wise dollar for dollar, it's a factor of.

But job growth wise California would be the worst while the inventory level is saving us from the crash, if supply increase we would see mini crash in some cities.

As long as it can pass an appraisal and not be "Subject to" would be wise but a little TLC is preferred versus major rehab.
