TN wasn’t a choice when I chose so I went with the low property tax, cheap insurance, no income tax, no weather, low maintenance, cheaper and newer inventory location that everyone is moving to.

The seller has countered with the following conditions:- Loan to value (LTV): 80%- Earnest money held by seller's recommended property management company- Final inspection within 1 day of closing- Commission paid by to buyer's agent is 2% of final sales price.I'm seeking advice on how to proceed, as I have some concerns:- Why would the seller request an 80% LTV?

I would think they would.I was just thinking after seeing someone one the news who had their life savings in Florida STR's.I think it is important to diversity and not have all income producing properties in one place especially when it is prone to a certain type of potential destructive weather.

In my state (PA) a tree falling and causing damage to someone else's property only creates liability for the owner of the tree if the tree was known to be in poor condition or if the owner should have known it was in poor condition.
