In addition, we bring our pressure washer and lawn tools, plan on pressure washing siding & treating/repairing decks and fences, painting outside doors & trim, cleaning dryer vents, re-caulk around tubs, etc., all the things that tenants never mention as it doesn't affect their lives but will cost us a lot if the PM does it and even more in the long run if it's neglected.

I've seen far more damage done to properties by people who let their kids run wild, or who mess with plumbing or electrical issues in blissful ignorance, than I have seen done by neglecting to clean a range or wash a floor.

I'm in the process of flipping this house and while I know I'm going to be power washing the brick I can't decide if I should paint any of the white non brick siding or if I should just power wash that also.

We're keeping our fingers crossed because the first new machine had nothing but problems in that it was giving free washes to the tenants.

The way I got started was by finding a single family home that looked a little rough but really just needed some cleaning (pressure washing, scrubbing, painting) but because of that I got a pretty good deal on it.

Front stairs and walk way need some TLC the steps are cracking at least power wash and fill cracks in if you don't want to replace with pavers or bricks.

It could be a wash as far as the actual ROI on your capital, but at least when you have 2-3 deals your capital is spread out more, you don't have as much at RISK in any single project.
