@Brandt Thompson...assuming you're going conventional financing, and you're truly going to rent the property, just make sure you get a lease agreement signed and if you can't get a deposit, have a 1007/rent schedule done that will back up the lease, and you should be given 75% of the lease to offset the PITIA. 

A check-out list of suggestions for restoring the property to move-in condition, to enable the full return of their deposit.

@Jefferson Black- thanks - I am not aware of any lender that  will do a loan on an INV  manuf home property ...you might contact the local small to mid size credit unions and banks in your area ...you also might try the bank that you have  funds deposited at - good luck

I might consider them if I had no other candidates , but only with 2 months security deposit in addition to the rent. 

Would there be any reason for me to not get an FHA loan and put down a bigger deposit, any benefits to that?

Hi,  We took a property off the market 6 weeks ago because we landed some tenants that paid a deposit / holding fee. 

The security deposit is not rent.

But, their fake logo was terrible and the fonts didn't match.2) At least 80% of employers not direct deposit only.

Also she has not added in one of the rentals deposits into the account and had shorted me on two other deposits.
