The city has seen significant population growth in recent years, and with its diverse and vibrant economy, it is an attractive destination for both students and professionals.

Today, The city offers a range of attractions, from our world-famous baseball team, the Toledo Mud Hens, the Minor League hockey team favorites The Walleye, and the Toledo Zoo, to increasing world class Toledo Museum of Art, and a vibrant art culture.

If you get a personal Sapphire or Sapphire Reserve card with Chase, and xfer your business points to that card, you can get a heck of a lot of value out of the points for travel.

Reasonable prices, strong rental market, low property taxes, vibrant downtown.

I do not have an issue with an annual fee and have a Gold Amex ($175 annual fee) as well as a Chase Sapphire Reserve ($400 or $500 I think for an annual fee) in addition to the Capital One cards....BUT....combined spend between all cards for my business's (less than 10% of this is real estate related) was several Million....the Gold AMEX gets me 3x points on computer hardware and we spend well over 1 million annually on that.I totally get your point, you just have to make sure that the value you get is worth it, a couple of lounge passes isn't worth a $400 hit to the bottom line, but if you are smart and do some travel hacking type stuff you are right and it can REALLY add up!

@Michinori Kaneko I travel hack using the Chase ultimate rewards cards (Sapphire, Sapphire Reserve, Southwest, etc). 

I also think Sunnyvale downtown is more vibrant than it was 5 or 10 years back.

Color makes a place memorable, yours are certainly vibrant though.

Most likely you will have to pay way more than 225k to get a property that is in an area with a vibrant nightlife in DFW.
