It was expensive to heat, mice and squirrels kept chewing holes in the plumbing, the floor was soft in places, and the garage was overdue for a roof.

Sometimes regardless of the cleanliness,  rodents/squirrels move into (attic/walls) one of the units and the wildlife control will need to treat all adjacent for a complete treatment.

He STILL gets squirreled out over you funding the phase 1.

I went and looked at a lot for sale that's vacant and then a few used mobile homes and used the squirrel dog method to really bring the asking price down.
