I know a lot of people do this from a distance but it's putting a lot of trust in someone to manage the details and makes me nervous.

Distressed commercial assets, as most good real estate, come from building relationships over years, not from buying a program, getting a good SMS system, and making a flowchart on how to be the best.You are  trying to skip the steps that all long-term investors have mastered, knowing other investors and leveraging deal flow between each other because the trust is there.

Delaware Statutory Trust (DST): A DST could allow reinvestment into a professionally managed property to complete the exchange.

I would greatly appreciate your input on this matter.Here is my setupPurchased property under a TrustLLC in FL owns the TrustHolding company LLC in WY owns LLC in FLI purchased the property sub-to, took over the seller's mortgage and I’m working on setting up insurance for the property.I understand I need to keep the seller as additionally insured in my insurance, but the seller no longer has "interest" (ownership) either in the Trust, nor any of the LLCs nor in the Deed nor Settlement Statement.

We used a local bank Wilson Bank and Trust.

I trusted my instinct that J Tree values would go up.

Trust your gut (and do your research, but don't only look for verification). 

-if you don't BRRRR, and just buy a miscellaneous property on the MLS that you never see, and trust people you don't know with... you will lose money. 

However, over the last 20 years there have been some favorable plms and rev rulings (particularly surrounding trusts) that owning a membership in an entity and converting that to tic still equated to the same level of ownership. 

Would you want tenants moving washers and driers in and out each time you have a turn over and trusting them to properly connect them?
