Although it's true that the cashflow is the ticket to financial freedom, focusing on appreciation and equity will help me generate the wealth needed to obtain properties that have that kind of cashflow faster, and cashflow really should never be your focus after you've achieved financial freedom (as long as you aren't taking significant losses).

When it’s all your dough being ponied up, might as well spend a few hundred bucks on a plane ticket to really know what you’re purchasing. 

my travel  they wanted actual receipts of my plane tickets  from 2016. 

Capex is for big ticket items, roof, floors, appliances, etc.

So this worked out perfectly, I was in New Orleans 10/6-10/10 and got the email that they are doing bpcon in NOLA. Naturally I added 3 days to my trip and now Im going to BPcon and Jazz fest. Couldn't be more...
