this is a terrible deal from what you described

If you are not already using software specific for property management, you most likely will someday (because traditional or manual accounting is a terrible time sink for landlords).

Inventory is terrible right now.  

. :) I've had plenty of terrible landlords in the past and a couple of good ones.

The terribly underestimate the rehab cost and severely overestimate the ARV, and most frequently miss associated costs such as double closing, financing fees, escrow costs etc.

Is renting back to the same guy under these terms a terrible idea?  

As in not as good as Cash or a Cash-like substance, but not as bad as a mortgage, or any other type of lienable debt.4 - Non-lienable debt (uncollateralized loan) - The best...by far, even if the terms look terrible (on the surface).  

I am not terribly worried about this, as I know I will find my deal eventually, but as I stated in my original post, I am in a real time crunch.

That stock has terrible earnings one quarter then files for bankruptcy 3 months later and loses 95% of it's value.
