@Travis T. doesn’t Lead Sherpa have issues sending texts to certain carriers, either ATT or Verizon? 

For example, if your property is owned by an LLC meant to protect your personal assets that could become moot because you are purposefully and knowingly choosing to operate in an illegal manner.

@Jim K. had to unlearn blue-collar poor upbringing of, "get a good job and work hard to be successful".Parents meant well, but had limited education and they grew up poor working in factories. 

Still a bandaid, meant to get you by for a handfull of years or cosmetic fix only somewhere fairly dry.

Most lenders wont lend with out title insurance and time to underwrite, so wo t loan on auctions.This is the market I work in in  WA state, best of luck and don't go over your $ number! 

So it looks like this property owner is looking to sub-divide a lot from T-5C, which doesn't allow ADU, to TN-E, which does.
