Have a good lease with "teeth" - late fees for late rent, occupancy rules, pet rules and etc. - and do not violate your own lease by being too easy, or very quickly you will not have any lease at all and your tenant(s) will do whatever they want at your expense. 

But they take fees from you and charge the tenant more.

Plus they’d be collecting late fees I assume you’re not charging. 

I have only been pushed back once or twice on the loan/origination fee, but I get push back on the interest rate every single time.

You should be able to get rid of that sign up fee of 3k and have only the monthly charge.

Investors are angry Capella earned over $100K in origination fees on that deal and claim Capella did not do adequate due diligence, disclose conflicts of interest, and acted in their borrowers interest and not the investors interest.I know others who invested in a problem Capella loan for a golf course with water rights and multiple home lots.

If you elect a PPP shorter than 2-3 years in most cases, the lender is simply going to collect that fee A) upfront as points rather than as a PPP, or B) with yield, meaning a much higher rate.
