A lender even if they did only cater to 'LBGTQ' would be in violation of these regulations if they promoted it... no different than if a lender promoted funding for 'Asian only' or 'Straights only'..... this and any other to include your want of 'LGBTQ-friendly' is a violation of those regulations put in place to protect you and all other cosumers from descrimination.... these protections apply both BOTH WAYS.

I agree with @Joe Zinger and @John Johnson, roll your funds into a self directed IRA - which can take the form of a SEP IRA, a Roth IRA or a solo 401(k) - and avoid tax exposure.I also think that @Paul Civitello made a crucial point but didn't emphasis it, and that is this:You can purchase a property with self directed IRA funds, tax free, earn a profit, and put that profit, along with the initial capital, straight back in to your self directed IRA, all TAX FREE!!

@John Dawson the best thing I can recommend is 1.) find a mentor you get a long with who is willing to show you the ropes and just be willing to grind like your life depends on it. 1-3 years of that will set you straight, so long as you're putting your clients first, and doing a good job.
