I have some land (with a house of no value on it) that I purchased in a tax sale almost 2 yrs ago that I plan to hold just a bit longer as the urban sprawl is headed its way and I'm certain developers will want it.

Current estate planning is NOT serving modern society and families.

But, that's not really real.I wouldn't say that's an example of something that "cash flows".I wouldn't (and don't) argue against the claim that cash flow is possible in high-value CA urban areas ... but I would say people (including myself) have to earn it rather than just buy it. 

Say what you want about credit scores but there is a reason they're used everywhere in our society.

Now I think the answers as to why someone in NJ should invest in Cincinnati would go something like this: -people live there-big companies live there-urban neighborhoods are gentrifying-affordable living -diversity of neighborhoods--some good for flips, some good for consistent appreciation, and there are still plenty of C-D areas that show good returns on paper that people from NY and CA love to gobble up-major airport-major research university-we have Skyline Chili-Pete Rose is from here-Our Roebling Bridge is your Brooklyn Bridge's father-Goetta

Don't buy in the roughest neighborhood in the urban core.
