I would also focus on smaller deals, single family to 4 unit starting out, so you can establish some experience.

By then they are usually dodging calls and would just as soon I forgot they existed. 

So this is likely cash flow negative if financed with a typical ADU addition financing (which is worse terms than RE acquisition.But lets ignore that this is likely negative cash flow and say it makes $200/month.

IF that is the case full stop - yes you are paying for something called insurance but if you have a claim the company has the right to pretty much deny coverage for having the wrong type of policy.Landlord policies are higher cost but for a reason - there is a different and increased level of risk when the house is not owner occupied.Talk with your agent and get all the details sorted out. 

You are perfectly legal and right to do so.

So you really have to do your homework solidly.

Plus they are so happy that someone is renting that they rarely ask many questions.
