@Robert Rixer so you would suggest saving up enough cash to buy as an investor for my next property?

A simple example I have used before illustrates this point.  

Frozen puke in the toilet etc.Any suggestions?

Maybe you like the risk, but good and great investors don't try stuff like you suggest.

I want to get some suggestions from experts on what option worked better for them and why? 

The list of cities that I’ve come up with so far by my own rookie research is the following, but always open to other suggestions from members that have experience else where. 

When your interviewing companies I'd suggest to ask about maintenance, and even talk with leasing agent as well. 

I'm open to suggestions and thoughts.

I use Stessa for accounting, I love it, it links right to my bank account/credit card accounts and I can assign purchases to different properties and units of the property for multi-unit properties and at the end of the year I have a simple report to give my tax professional
