The recipient inherits your original cost basis, which is used to calculate their future capital gains when they sell the property.

Especially, if you're eventually planning to sell the property it is always good to show the the work was permitted. 

Or the market get's better, the product we sell get's more scarce etc etc..

One of my challenges was selling a property with only 2 bedrooms and 1 bathroom.

I'd recommend talking to local investors of your prospective cities to get positive and negative feedback, someone who isn't trying to sell you anything.Do you mind sharing how much capital you have to invest in?  

Maybe they'll change their name again and/or sell the business to someone else.
