I am seeing a decrease in nightly price and demand for these units.

Sellers with no debt would rather hold and do nothing - in some cases with vacant properties - than accept less than they think properties are "worth."  

You may also want to check the Columbus OH market - great macroeconomics with lots of job and population growth along with major companies developing here that drive strong rental demand. 

Do you think it will affect the types of deals they pursue, or will the demand for flexible financing options like private lending continue to grow regardless?

Don't you put the sellers and the buyers on your own marketing lists?

Seller (also the agent) purchased it in Jan 2023 for $730,000.

I could keep it and rent it, rents are good and in high demand but just looking for a different property type. 

Everything is as promised if not better.There's a little bit issue on the final day but not entirely their mistake.Problem with all these previous negative feedback is always when buyer/seller doesn't know what they're doing.
