They're scattered all over, meaning you couldn't deal with more than a couple of them yourself even if you wanted to.I'm guessing somewhere someone convinced you cash flow = Rent - PITI payment.

Maybe even think about the future and if it is a area you'd like to specialize in or a niche you like over time, then you get some scale if you have a few properties over there nearby in the future ( and not scattered across the state).A one off hour away deal (especially if you can find some closer) may not be ideal but as part of a strategy to know and focus on an area, I probably like it more.If you commute very far to work, maybe look again at properties along the way to get a two for one trip to easily stop by before or after for a task.

A quick google search for multi-family TIC projects would be a good start.Although the most familiar TIC projects are things like Walmart markets, Walgreens, large shopping centers and office buildings, there are quite a few multi-family projects scattered around in every market.

You don’t want a hotel opening up next to your house any more than the neighbors you are doing this to.Neither would it be very nice to open up a whore house, crack house, or your own shade tree car mechanic business with 8 cars scattered on the front lawn.Let’s get real here and quit acting like this shouldn’t be a big deal to neighbors.
