You're smart to consider the possible licensing aspect of selling a certain number of properties, it could vary based on the state you are located in.Also, if you're "gearing up" to re-sell a number of properties, I'd invest a little in getting qualified advice, rather than learn it, "experience by experience."

Just be sure you follow the rules if you use the 21st financing, or they might call the notes due and you will need to find other funding for the homes.If you pull in the homes with your own cash, then resell them using the regular funding, 21st or Triad.

Buy, Rehab, Rent, Refinance, Re-Sell, and RepeatThe idea being: you buy the property and fix it up, then rent it out to cover holding costs, re-finance to a conventional loan (if you used hard money etc. for the original loan), then resell the property after the year lease is up.
