I would be VERY careful of syndications you can read all the horror stories currently on BP of investors in once reputable companies now seeing complete losses of their invested capital.

Fraud is a crime, they are consequences for committing it and it's not a question of IF, but WHEN.

A tenant can pay rent late without consequences in certain scenarios, trash the place, or refuse to move and the landlord has to deal with that.

There are many syndicators that had built a reputation for having executed business plans, very communicative, and accountable.  

As a consequence, I tend to force appreciation in any event.
