I’ve been waffling over vacation destinations, being just one season and Uni’s with football teams, have been deep dive researching this for a couple of months and keep chasing different cities.

The only challenge we ran into was the tenant needed an extra week to vacate the property, also this occurred during the 4th of July holiday so a little stress but the property had to be delivered vacant so we made sure that happened.

(Max vacated rents - your monthly mortgage payment) = +/- net cashflow.

The m2m tenant presumably has lived there for MORE than 12 months, so based on AB1482 "no-fault eviction" legislation, you cannot simply give notice to vacate.

Being active duty military, if you wanted to remove yourself from the day-to-day operations, a vacation rental management company would probably take 25-30% of your revenue.  

Alternatively, you can pay $119 per unit that vacates.  

Now my desire is to give a notice to vacate to Steve.

Great thing about that area if you are in Boston you can buy as a Vacation home with only 10% down and still rent it out.  

Be prepared for large assessments you'll possibly need to pay into, and I would make sure the majority of the condo is STR already in a large vacation market.
