We have a handler that is speaking to the 5 prospective VC's, but they most definitely are going to want to see projects under the new company which at this point we have more or less started.

There's a lot of labor that can go into purchasing a home or alternative asset like... prospecting, negotiating, etc. 

Offer $50 or $75 for each showing, possibly with a bonus if you rent to the prospect.

I don't use SmartMove, but do let the prospective tenant know that applying does not guarantee they get the apartment, and that the application fee is nonrefundable.  

I have used this successfully, and have leveraged the transparency for a “piece of the action” when I felt strong about the prospect of the project.
