I try my best to stay motivated and focused even though had a few rough experiences on other projects before with them.

If you want to do a little projecting and can see the rents returning back to normal (precovid with normal growth) then now might be a good time to grab one. 

Has anyone also finished a project since the new rules came to place but placed a tenant meanwhile before they had these?

My experience was excellent both projects were completed successfully, on time, and delivered solid returns.

My thought is if you have $40,000 invest it in a project....not mentoring. 

I am in the Houston area where I build most of my commercial projects for my construction company.

In Oregon we do have to build retention ponds for water run off to save the salmon and Steelhead.. which is OK by me since I enjoy fishing for both.. but again add 50 to 200k per project and then build starter housing.. ???

It seems like your ROI is basically the same in each option, but you are taking on a much bigger project to convert a single family to a four-family.So basic calculations, since we don't have a full financial picture, i.e. what does financing of each look like?  

For what you are, I need to see a minimum 20% COC yr 1, based off real #'s not projected #'s.
