Off market preferred but on-market welcome.Any suggestions for good areas to buy in?

I had heard about wholetailing and, from what I've heard, it is preferred over wholesaling. 

But would prefer to stay away from the far ends of the spectrum (dilapidated or fully renovated).Thanks again for the reply Joe You will get the owner's name and address from the tax records, not phone and email.

Also seller might need some extra days to move out.Details, the house has been on the market for over 170 days, fell twice already, the seller prefers a cash buyer, how to negotiate with this type of agent?

But when it comes to noise clauses, do you prefer to start with a 3-day notice?

Do you prefer flipping for a quick profit, or do you take a more long-term approach with rentals?

I researched this segment to discover what types of properties they preferred and where they lived.

For whatever reason my  agent seems to think that my offer won’t get accepted cause “most buyer prefer and will chose non VA” Idfk.

However the town is fighting it and half the town prefer it to stay an idyllic river getaway in the Western Catskills which I understand . 

-I have preferred to do assignments as I think it's easier.
