I also found a WLB lease agreement in the back of my filing cabinet and I am using that to get the individual room leasing rolling ASAP.  

Consider working with a lender to get pre-approved for financing, as that will give you an idea of your buying power.

If it was 2019 (pre-COVID before people moved out of S.F. for the suburbs and OOS) I think it would have multiple offers over asking immediately. 

From there, I was able to keep rolling my funds back into projects and keep increasing the margins. 

I don't want to leave a lot of money on the table, but I also don't want to still be holding this when Winter rolls around.

Inspection time rolled around and the Inspector told me I had one of the best units they have seen in a while.

As for cost, I'd guess it's a few hours of time pre-trial and a couple of hours in court (usually billed higher than office time).
